The full process. Finding a tenant is only one part of it, the vetting, the paperwork and the handover are equally important. I don’t hand over a name and step back. I see the placement through to completion.

No. The placement service is self-contained. Once your tenant is in place and the lease is signed, there are no further fees unless you choose to add ongoing management. That’s entirely your decision and there’s no pressure either way.

I use a reputable screening platform and I review the results myself before recommending any tenant to you.

I’m not looking for the first person who can pay a deposit. I’m looking for someone who will still be paying reliably in month eighteen.

If you’ve taken the ongoing management option, I handle arrears follow-up directly including the correct legal process if escalation becomes necessary. If you’re self-managing after placement, I can advise on the correct steps under the Rental Housing Act and refer you to the right legal support if needed.

Yes, a detailed ingoing inspection report is completed before the tenant moves in, documenting the condition of the property, room by room. This protects both you and the tenant and is essential if any dispute arises at the end of the lease.

That’s fine, I can run the vetting process and handle the paperwork for a tenant you’ve already identified. Having someone in mind doesn’t mean skipping the checks. In fact, vetting a known applicant properly protects you both and removes any awkwardness if something doesn’t add up.

“I know them” is not a vetting strategy. I’ve seen good relationships turn into difficult tenancies because the basics weren’t done. Let me handle it properly.

It depends on the property, the price, and the time of year.  A correctly priced, well-presented property in the Atlantic Seaboard or Hout Bay typically attracts serious interest within two to four weeks. Overpriced properties sit. Accurate pricing is the single biggest factor in reducing vacancy time.

I’d rather take a week to price your property correctly than rush a listing and spend three months trying to fill it.
